Within 3–6 months is ideal; 1 year is acceptable. Older comps miss recent market shifts.
Should I use listings or sales prices?
Use closed sales prices (what actually sold), not asking prices. Listings can be inflated; MLS data is your source of truth.
How do I adjust for renovations?
If a comp sold in baseline condition and your property will be fully renovated, add the cost of major upgrades (kitchen, bath, roof, etc.).
What if I can't find 3–5 comps?
Use whatever you can find and widen the radius. Use price-per-square-foot as a fallback; divide each comp sale by its square footage, then multiply by your property's size.
